So Thinking Of Selling Your Home in Greensboro NC?

 

Well how are you going to determine how much to ask for your home?

Are you going to put a personal price tag on the home you raised your children in where you have years of loving family memories?  Unfortunately, we sometimes forget that the person buying your home does not know about all those memories.  So sometimes it is good to get an outside opinion of what your home is worth so when putting your home on the market, there are many ways to go about determining what your property is worth.

The first such method is a professional appraisal.  An Appraisal of your home would give you an “opinion of value” of the highest form from a licensed appraiser.  Appraisers in North Carolina are licensed and regulated by the North Carolina Appraisal Board.  They are the licensing and regulatory authority over all appraisers.

The second method is a Broker’s Price Opinion (BPO) or also known as a comparative market analysis (CMA).  If you are thinking about listing your home, talk to a North Carolina licensed Realtor® about hiring a licensed appraiser, or getting a BPO.

All estimates of your home’s value whether they be an appraisal or BPO/CMA are based on a variety of things, including square footage, design and floor plan, the neighborhood, schools, landscaping, any additions or updates, and so much more. The cost of an appraisal is usually based upon the square footage of your home.   If you are not quite ready to sell then you will most likely want to hold off on ordering an appraisal since they are only good for a limited time period.

We can determine a value if you are about to sell your home by way of preparing a Broker’s Price Opinion by going through the same steps as an appraisal.  We will pull the comparable homes that are actively for sale, under contract or that have closed within the last six months.  Occasionally we have to go longer but will not look longer then 12 months back since no bank will allow such an old comparable.   I will state that if you want a specific and closer value to the actual we would need to see the home in order to do a true comparison and to ask about any upgrades you have done to the home.  If you are just curious and would like to know the value of your home we can run a CMA (Comparative Market Analysis) on your home whenever you like.

Fun Fourth is going to be a great American Independence Day Party in the great Greensboro, NC.  The great events lined up for us this year are the Freedom Run,Freedom run theKickoff Block Party, the Parade and Street Festival, the Pops Concert and then last but not least the Gate City Fireworks Spectacular!


Put on your Red, White, and Blue and come down to celebrate the birth of our great nation.

Now if you are not the running type you can always visit and enjoy the Fun Fourth Parade this is JULY 4TH in downtown Greensboro, NC. The Parade will begin downtown at 9:30.   We have awards for the Most Patriotic and the Best in Parade.

North Carolina Real Estate Agency & What all Home Buyers Should Know

What many potential buyers and sellers in North Carolina do not know is that upon first substantial contact every single real estate broker should present them with the Working With Real Estate Agents Brochure. This is a mandate from the North Carolina Real Estate Commission. This is our governing body here in North Carolina and not negotiable. They ever periodically send around auditors to check your files to make sure you have a signed copy. They will even send out auditors to pose as potential clients to see if they will present them with a brochure and explain it to them.

To briefly outline the brochure it is designed to familiarize the potential buyer or seller with the types of agency agreements that are allowed in North Carolina. As we all know real estate laws can be different from state to state. So this is North Carolina’s way to educate the consumer.

Buyer’s Agency is an agreement between a firm and the client with that one particular broker acting as their agent. The Buyer’s Agent is to always promote your best interests, obey all lawful instructions, provide you with all the lawful facts that could in anyway influence your decision, basically this is a fiduciary relationship where we as agents for the buyer are to always act in your best interest and keep everything about you confidential. Now one thing most prospective clients do not realize is that until you have an agreement with that broker you should not tell them anything about your financial position as in how much you can afford or how much you want to spend. For they do not work for you until you have an agreement with them written or oral.

Seller’s Agency is much like the buyer’s agency agreement in that we have the same type of fiduciary relationship with the seller. We are to always look out for your best interest and follow all lawful instructions. The one fact to be careful of is that when you are a buyer speaking with a Seller’s Agent you must be careful not to divulge any financial information that may compromise one’s negotiating position. As a prospective seller is speaking with agents about listing their home the same applies. If you are planning on listing your home then do not tell the prospective agents you are interviewing you financial information since if you do not hire them, your information will not be confidential and they could use that information against you with a buyer.

Dual Agency is allowed in North Carolina. Now dual agency can occur with a single agent as well as a firm. Dual agency has to be approved by both buyer and seller when it happens. When a dual agent is a single agent then they are to perform their duties to the full extent that they can. But since they cannot divulge any information of their clients they are reduced to handling all the paperwork and not advising either side since they have prior knowledge of the finances of both sides. Now a firm can also be in dual agency if both the buyer and seller work for the same firm. There can also be designated Dual Agency when both the buyer and seller are represented by agents in the same firm but the broker in charge appoints or “designates” an agent to the representative for one of the clients if there is the possibility of a conflict of interest or as the commission spells out so that the designated agent can more fully represent their clients.

So make sure you understand your rights and your agents responsibilities.

In Greensboro We Are Off’n Running!

Let me introduce you to one of my favorite sports stores.  Off’n Running at 2201 Joans Avenue here in Greensboro, NC is the most community involved store I have seen in a long time.  You want to talk about passionate about what they do!  Besides sponsoring numerous running events in Greensboro they are the center of the running world here in the Triad.

They have regular Group runs which meet at the store and go off to different running distances and paces depending on your comfort level.  For example this coming Saturday is ” Got You Floored Health and Fitness Expo “.  The Group Run for this event will leave the store at 8:00 AM.  There will be varying routes for different paces and distances, anywhere from 2 to 20 miles!  There will also be an optional bootcamp from Ben Roberts of Foundation Fitness.   They will have snacks and other post run foods.  From 8:00 till 1:00 PM some representatives of Saucany and Brooks will be there.  Best of all Off’n Running will be having a Spring Cleaning SALE!

Greensboro Greenways to Keep You Fit or to Please Your Other Senses.

Here in Greensboro, NC we have over 90 miles of botanical trailsgardens trailsgreenwayspark trails, or watershed trails. The Trails Division of the Greensboro Parks and Recreation Department was founded in 1997.  Before this point the trails and greenways had been maintained by many different departments.   There was no central plan to the developing of the trails and greenway system.   Now thanks to the centralized control and maintanence our system of trails and greenways for; walking, biking, hiking, or just enjoying the views have grown and are scheduled to continue to grow.

The Botanical Trails are paths through some of our natural parks and gardens to give you an inspiring space to stroll through and just absorb the natural setting.  There are lots of times that you come upon photo shoots for weddings and many more scenes where the beauty of nature is the back drop.

Greenways in Greensboro, NC.  Greensboro has one of the best collections of greenways in North Carolina and is growing to become number one.  Greenways are linear tracts of open space with the ability to connect people to destinations. These “greenways” usually parallel rivers or stream beds, but can also be found along abandoned railway lines or utility easements.  In our case we are using an abandoning railway line to increase our greenway as one of the many additions.

Park Trails take advantage of the local park system and have trails that run around and through the parks.   These parks host a variety of activities from golf to soccer.

The Watershed Trails are 42 miles of natural surface trails offer opportunities to experience the joys of the outdoors. The trails circle many of our wonderful watershed lakes. The beautiful scenery around the lakes, wildflowers, trees, and wildlife make these trails one of Greensboro’s best kept secrets.

2nd Annual Mosaic Festival

MOSAIC FESTIVAL: INTERNATIONAL FOOD AND MUSIC IN DOWNTOWN GREENSBORO, NC

The 2nd Annual Mosaic FestivalInternational Food and Music in Downtown Greensboro (free admission!) is upon us. This year’s will be a a great time so join us as we celebrate the diversity of our community with a full schedule packed with all kinds of events and a full house of ethnic food vendors, crafts, jewelry, games for kids, plus information booths all around the park.

The 2011 Mosaic Festival will take place on Saturday, May 21st from 2pm – 8pm in Festival Park (200 N. Davie St) in downtown Greensboro. After last years attendance, the festival has been expanded the length of the event and have even added new musicians including some of North Carolina’s most popular international bands. This year’s headliners The Brand New Life (Global Jazz / Funk), Braco (Latin Rock), and Kairaba! (West African Dance Band) will perform alongside amateur musicians and dancers from more than a dozen countries around the world.

So as you wander through the marketplace listening to the wonderful assortment of international music, you can shop handmade crafts, and  jewelry.  Then when you want a break there is the ethnic street food fair featuring snacks from 15 different countries – a favorite fixture of last year’s event! Come hungry and ready to try something new! The kids will even enjoy the moomwalk.  For the Big Kids there will be Natty Greene’s Beer Garden for the adults will give everyone a chance to have fun, relax, and enjoy the show.

Mosaic Festival 2011 is put on by the Immigration and Refugee Program of Church World Service Greensboro with the generous contributions and support of our community sponsors and our volunteer planning team which includes members of Leadership Greensboro and New Arrivals Institute (among many others) who provided tremendous support, encouragement, and resources throughout the planning process.
